Who is A&E Homes, LLC?
The founder and Chief Executive Officer of A&E Homes, LLC is George E. Daily. A&E Homes, LLC was founded after Mr. Daily resigned his position as Regional Manager for a national homebuilder. Mr. Daily has more than 40 year experience as a homebuilder. George and his wife Gail, reside at Lake Anna, Virginia.
Differences between"Immediate Delivery or "Built to Order" or "Custom Home"?
A&E builds homes on lots owned by the company for inventory. These homes are built according to A&E specifications and sold for "Immediate Delivery". Homes "Built to Order" are A&E Advantage Homes built from one of our plans and to our specifications on a lot owned by an individual. An A&E Custom Home is a home designed and built according to specifications defined entirely by the buyer.
How Much Will My New Home Cost?
The cost of a home depends on many factors and variables such as site work, size and specifications. We do not recommend square footage pricing or "allowances". Instead, we prefer to price each house individually. However, for those who insist on an average for a rough budget estimate, we suggest planning on spending $130 to $160 or more per finished square foot.
What's the difference between a "Construction Loan" and a "Mortgage Loan"?
A "Construction Loan" is obtained to make progress payments during construction of the home. When the home is complete, a "Mortgage Loan" is obtained to pay off the Construction Loan. A combination of the two is called a "Construction to Permanent Loan". With this loan, the Construction Loan is converted to a Mortgage Loan when construction is complete. Each loan type has advantages depending on market conditions. Buying a home for "Immediate Delivery" does not require the Buyer to obtain a Construction Loan, only a Mortgage.
Can A&E Homes help me with financing?
Yes. We can advise you of market conditions at the time of contract, put you in contact lenders and help you evaluate various financing options.
How long does it take to build an A&E Home?

Average "build time" is about four and one half months. Build time is the actual time of construction from start to finish, not including design, specifications, permits and preparation. We advise allowing ample time for unforeseen events and suggest that Buyers budget five to six months construction time.

What is a "Preliminary Construction Agreement" and how does it benefit me?

A "Preliminary Construction Agreement" is an agreement between A&E Homes and a Custom Home Buyer. We perform certain preliminary services to provide the client with complete specifications, financing and permit package and a fixed-price for the home (no allowances). The Buyer benefits from a "Preliminary Construction Agreement" by knowing every detail of the home and having a fixed price before entering into a Construction Contract with a builder.

I found a floor plan that comes close to what I like. Can my home be built from that?

With our Design Service, yes. In order to bid out the work and obtain permits, a complete set of working drawings is required. We can take any sketch and develop suitable construction drawings. We'll work with you to create a plan that incorporates your ideas and suits your taste and lifestyle.

Can I make changes before or after construction starts?

Yes. Depending on the progress of the work, practicality and your approval of additional costs, A&E may allow changes at any time. However, changes may require approval by the building department, may result in additional cost and may add time to completion.

Does it make any difference what County I build in?

Yes. Each county enforces compliance with the Statewide Building Code, as amended by the County Board of Supervisors. In some cases, additional steps in the permit application and inspection process may be required. A&E Homes will handle all these issues for you.

Does A&E Homes have a written warranty?

Yes. Your new A&E Advantage Home is covered by the 2-10 Home Buyers Warranty Program. Coverage begins the day you settle on the home and continues for ten years from the date of settlement. Call or email for a specimen copy of the 2-10 Warranty and Standards of Performance.
